Owner Builder With Warranty

Owner Builder With Warranty

An owner builder may choose to build with warranty. The owner builder should consult directly with the warranty providers doing business in Alberta to choose a policy for their home. Government does not regulate the costs of warranty.

Once the owner builder has selected a warranty provider, they should apply for access to the New Home Buyer Protection System.

You need to become an authorized user of the New Home Buyer Protection System’s Builder's Portal. You will need to submit a request for access to the system in order to complete your Owner Builder Application for Authorization. Owner builders can request access to the portal by submitting an NHBPS Access Request. If you are unable to view the NHBPS Access Request application above, please contact the New Home Buyer Protection Office at NHBPS.access@gov.ab.ca. Access request applications will be processed in approximately three (3) business days.

Once access is granted, create a new registration in the New Home Buyer Protection System and forward the application to the warranty provider.

Detailed instructions for the application process can be found in the NHBPS Owner Builder Portal User Manual (PDF). The guide provides an overview of the options available to owner builders, including step-by-step instructions on how to register buildings/properties (with warranty coverage), how to apply for an owner builder authorization, how to manage payments, and how to obtain a Registrar's Certificate.
